Project Description

Case Study: New Concrete Double Roman Tiled Roof & EPDM Rubber Roof – Alnwick, Northumberland
Client: Private Residential
Location: Alnwick, Northumberland
Project Name: Main Roof and Kitchen Extension Roof Replacement
Completion Date: 05/06/2025
Contractor: Northern Heritage Roofing

Project Overview

Northern Heritage Roofing was contracted to complete a comprehensive roofing upgrade on a bungalow in Alnwick, Northumberland. The project involved two key elements: a full replacement of the main pitched roof using modern grey concrete Double Roman tiles, and the installation of a new EPDM rubber roof to the flat roof area over the rear kitchen extension, which joined seamlessly into the main roof structure.

This dual approach provided the homeowner with a weatherproof, cohesive roofing solution that modernised the home and resolved ongoing water ingress issues.

Scope of Work

Main Roof:

  • Full removal of old roofing materials
  • Inspection and repair of the timber structure where required
  • Installation of breathable underlay and treated battens
  • Supply and fitting of grey concrete Double Roman roof tiles
  • Installation of dry ridge and verge systems
  • New leadwork around chimneys and valleys

Flat Roof (Kitchen Extension):

  • Removal of existing flat roof covering
  • Overboarding with new OSB3 boards
  • Supply and application of Firestone EPDM rubber membrane
  • Detailing at roof junctions for a watertight finish
  • Integration with the main tiled roof for seamless drainage

Materials Used

  • Grey concrete Double Roman tiles
  • Treated timber battens
  • Breathable underlay membrane
  • Firestone EPDM rubber membrane
  • OSB3 boarding
  • Dry ridge and dry verge systems
  • Lead flashing and stainless steel fixings

Challenges & Solutions

The integration point where the flat kitchen roof met the main pitched roof required precise detailing to ensure a clean, watertight junction. Our team carefully coordinated the sequencing of both roof systems to ensure proper overlaps and drainage flow between the EPDM membrane and tiled roof, creating a seamless connection.

Outcome

The completed project resulted in a durable, low-maintenance, and visually appealing roofing system that improves both the functionality and curb appeal of the property. The grey Double Roman tiles provided a fresh modern aesthetic, while the EPDM rubber roof offers long-term, worry-free waterproofing over the kitchen extension.
