Project Overview
Northern Heritage Roofing was contracted to install a new EPDM cold roof system on an outer house building at a private property in Bellingham, Northumberland. The existing roof deck was structurally sound, allowing us to overboard it and install the new roofing system without full removal, saving both time and cost while ensuring durability and waterproofing.
Scope of Work
- Full roof assessment to determine condition of existing deck
- Cleaning and preparation of surface for overboarding
- Installation of OSB3 boarding over the original deck
- Supply and application of high-performance EPDM rubber membrane
- Edge detailing, trims, and water run-off management
- Final sealing and quality assurance checks

Challenges & Solutions
The main challenge was working around the existing structure while ensuring a completely sealed and long-lasting roof system. Our team confirmed that the original decking was in good condition, allowing us to proceed with overboarding, which reduced disruption and preserved the integrity of the structure beneath.
Outcome
The completed EPDM cold roof system provides a sleek, seamless finish with excellent resistance to weathering, UV exposure, and ponding water. The outer house is now protected with a long-lasting, low-maintenance solution that’s ideal for flat and low-pitch roofs.
